A housing development meant to uplift one of Gauteng’s most underserved communities has instead become a flashpoint of frustration and injustice. The Democratic Alliance (DA) is now demanding an urgent forensic audit into the K206 housing project in Alexandra, citing corruption, administrative failure, and illegal invasions that have derailed the project’s original intentions.

What is the K206 Project?

Launched in 2010 under the Alexandra Renewal Project (ARP), K206 was meant to provide subsidised housing with integrated rental opportunities. With over 6,000 units constructed, the project aimed to address both housing backlogs and income inequality. But 15 years later, many rightful beneficiaries remain in limbo — unable to claim ownership of their homes or receive title deeds.

What Went Wrong? A Breakdown of the K206 Crisis

Issue Impact
Title deeds not issued Residents lack legal proof of ownership after 15 years
Wrongful or forced occupancy Hijacked units occupied by non-beneficiaries with political backing
Poor City oversight The City of Johannesburg (COJ) failed to monitor allocations or resolve disputes
Legal avenues exhausted Residents approached the Tribunal, Public Protector, and SAHRC without resolution
No clear accountability Dispute over allocation process stalls handover of ownership

Voices From the Ground

“I’ve been waiting since 2010 for my title deed. Now my rental room is illegally occupied with the help of a so-called ‘district committee’,” said one resident.

“Legitimate owners are being evicted because they don’t have papers that COJ promised to issue,” another added.

A third expressed: “We were placed here without ever being given ownership — now we’re at risk of losing everything.”

What the DA Is Calling For

The DA has called on:

  • MEC Jacob Mamabolo (COGTA) and MMC Mlungisi Mabaso (COJ) to initiate a forensic audit on the K206 project.
  • Transparency on who occupies the units, how many have been legally handed over, and who facilitated the allocation process.
  • Regular updates on the title deed distribution process.

Why This Matters

According to the DA, ownership is more than a legal formality — it’s about restoring dignity, providing a tangible asset, and ensuring secure housing for families.

“This essential right should not be compromised by poor administration or potential corruption,” the DA said.

The Bigger Picture

The K206 saga reflects deeper issues in Gauteng’s housing system:

  • A lack of transparency in housing allocations
  • Bureaucratic red tape delaying ownership
  • Vulnerable communities bearing the brunt of administrative chaos

A DA-led provincial government, the party claims, would ensure that rightful owners receive title deeds immediately upon allocation — a policy shift aimed at preventing further illegal occupations and restoring trust in public housing systems.
