A newly released report by MRI Software reveals that 73% of facility managers in South Africa plan to stay in the industry, even as nearly half cite technology costs as a key barrier to progress. The findings are part of the Voice of the Facility Manager 2025 study, which surveyed over 350 facility management professionals across the EMEA region — with South African responses comprising the largest share at 44%.
The data paints a complex picture: while workload pressure, outdated infrastructure, and limited budgets are major concerns, there is also widespread optimism about the role of technology and artificial intelligence (AI) in transforming the sector.
“Facilities managers in South Africa are navigating a perfect storm of resource constraints, aging equipment, and rising expectations,” said Mark Fairweather, Managing Director for Africa at MRI Software. “Yet, despite these challenges, the industry is resilient and optimistic. This report is a call to action — for smarter tools, stronger investment, and greater strategic recognition.”
Key South African Findings:
- Workload pressure is highest among South African respondents, with 62% across the region saying they are “far too busy” or “on the busy side.”
- 46% list cost as the main barrier to adopting new facility management technology.
- South Africa reported the highest dissatisfaction with current tech systems across all surveyed regions.
- Mental health is a rising concern: 18% report moderate negative impacts from their jobs, and 30% report mild effects.
- AI is gaining traction, with 68% planning tech investments in the next 12–18 months and 45% willing to switch for AI capabilities.
- Sustainability matters: 38% view net-zero targets as essential, the highest in EMEA.
- Despite challenges, facility managers remain loyal, with 73% expecting to remain in the profession for at least five more years.
The report also shows that experienced professionals are more likely to report job satisfaction and better work-life balance, but are increasingly calling for training in ESG compliance, legal issues, and sustainability practices.
“With rising complexity and a growing skills gap, facility management leaders must not only modernise systems, but also invest in people,” added Fairweather. “This is how we’ll future-proof facility management in South Africa.”
